Mortgage Rates vs. Payments

There's no doubts that mortgage rates are low right now. When it comes down to it, you want to make sure that your rate still gets you to your budgeted monthly payment. As Jason of Peoples Home Equity here in the Triad says, "you don't pay a rate, you pay a payment." It's up to you to determine if your monthly mortgage payment fits within your budget and then work backwards from there. What means more to you - your mortgage rate or your mortgage payment?

The Importance of Professional Photography

Whether you believe it or not, people are more attracted to professional photos and are more likely to click on listings with higher quality images. Getting professional photos of your home sets your listing apart from the competition and really shows your home in the best light.

Sticking to your Top 3 Things

Hey buyers - when it comes to buying a home, you probably have an idea of what things are absolutely necessary for you to buy a home. Things like an open floor plan, a fenced in backyard, or a finished basement. But it's important to consider some major logistical things so you don't settle for a house that doesn't fit your wants and needs.

If you want a quicker commute to work and the home you are considering is a 45 minute commute, you need to reel yourself in and remember how painful it is to drive an hour and a half round-trip every day to work. We suggest coming up with your top 3 things that your home MUST have before you even consider buying a house.

Should I Replace Old Carpet Before I Sell?

Sellers often ask us if they should replace things before they move - one thing in particular is the carpet. Old carpet that is out dated, worn out, or stained can leave a bad first impression on a buyer. Some sellers ask about a carpet allowance, where the seller provides a credit for the home buyer to put new carpet in their new home. We tell our sellers to go ahead and put the new carpet in the home so that new buyers get the best first impression of your home from the start.

Building vs. Renovating

Both definitely have their pros and cons, but with the way houses are moving, both are options to consider when looking for your next home.

Building gives you the option to create what you want in your home.

Renovating gives you chance to take the existing bones of a home and update it to fits you and your loved one's needs.

We sat down with Cindy, a local homeowner in the Triad, to discuss her thought process about buying vs. renovating, and gave our two cents

Exterior Upkeep

When it comes to selling your home, exterior upkeep and maintenance can really make or break a first impression. For the front of the house, we like to call this Curb Appeal, but don't forget about the little things around the outside of your home. Things like mowing the lawn, weed eating, and removing sticks and branches from your yard can really go a long way and help create a better first impression for potential buyers. Even small investments on landscaping or small exterior jobs like painting or staining decks can pay you dividends when it comes to the sale of your home.
